Who I help in Bellevue

Bellevue covers everything from high-rise condos downtown to established neighborhoods like West Bellevue, Somerset, Bridle Trails, Crossroads, Factoria and Newport. Buyers here are often relocating for work, moving up to more space, or buying a first condo close to the office.

A lot of my Bellevue clients have income that's more complicated than a single paycheck: bonuses, stock compensation, a side business, or full self-employment. Making sense of that income for a lender is a big part of what I do.

Programs that come up often in Bellevue

Jumbo loans. Much of Bellevue's single-family market is above conforming loan limits. Jumbo lenders look closely at reserves, credit and income, and their guidelines differ. As a broker I can compare several.

Condo financing. Downtown buildings each have their own HOA and lender review. We'll collect the right documents early.

Complex and self-employed income. Bonuses, RSUs and business income each have documentation rules. Bank-statement options may be available for business owners.

DSCR investor loans and refinances. For rental properties or owners revisiting their current loan, I'll walk through what fits and whether it's worth doing.

How I work

You'll get a straight answer, even if it's not the one you hoped for. I'll explain what the lender is looking for, what documents to gather, and where anything could slow down. I reply quickly, usually the same day, and keep you and your agent updated.

There's no cost to ask questions. If you're a few months away, a short call now can help you get your paperwork and timing lined up.

What to expect when we work together

Step one is a short call. Tell me what you're trying to do in Bellevue — buy, refinance, invest, or just figure out a plan — and what's worrying you about it. There are no wrong questions.

Step two is paperwork. Usually that means recent pay stubs or business records, W-2s, 1099s or tax returns, bank statements and a photo ID. I'll give you a specific list based on your situation so you're not guessing.

Step three is a clear answer. I'll review your file, tell you which options look realistic, and explain the trade-offs in plain language. If something needs work first, like credit, documentation or savings, I'll say so and help you map out the next steps.

From there, I stay in touch through the whole process, so you always know what's happening and what comes next.

Bellevue mortgage questions

Can stock compensation (RSUs) count as income?

Often it can, if there's enough history and it's likely to continue. Lenders have specific rules for how it's calculated, so we'll look at your vesting statements together.

What do jumbo lenders usually look for?

Typically strong credit, documented income and cash reserves after closing. Requirements vary by lender, which is why shopping across lenders can help.

I'm relocating to Bellevue. Can I get pre-approved before I move?

Yes. We can work through most of the process remotely. If you have an offer letter for a new job, let's talk about how lenders may treat it.

Can you help with a downtown Bellevue condo?

Yes. We'll want the HOA documents early so we know which loan options the building allows.

How do I get started?
