Who I help in Bellingham

Bellingham buyers look at a wide range of homes: older houses in Fairhaven, the South Hill and the Lettered Streets, family neighborhoods like Barkley, Cordata and Sunnyland, and condos and townhomes near downtown and Western Washington University. Many also look north and east to Ferndale, Lynden, Blaine, Everson and the foothills toward Sudden Valley.

I work with first-time buyers, families relocating to Whatcom County, retirees, self-employed people, and parents or investors buying near the university. I also help owners who want to refinance or tap equity for a remodel.

Loan programs that come up often in Bellingham

FHA and first-time buyer options. Flexible down payment and credit guidelines can help many first-time Bellingham buyers. We'll talk through closing costs and timing in plain terms.

USDA loans in rural Whatcom County. Some areas outside the city, depending on the current USDA eligibility map and household income limits, may qualify for USDA financing. I'll check the address and your household income with you.

VA loans. For eligible veterans, service members and surviving spouses, including those connected to NAS Whidbey Island to the south, VA financing is worth reviewing.

Self-employed and bank-statement loans. Bellingham has many small-business owners, contractors and tradespeople. If tax returns understate your real income, bank-statement options may be available.

Condos, rentals and DSCR. Condos require a building review, and rental properties near campus may fit a DSCR loan that looks at the property's rent.

How I work

I'll tell you honestly what I see in your file, including anything that could slow things down. As a NEXA Lending broker, I can shop your scenario across many wholesale lenders to look for a fit instead of one bank's box.

You'll get quick replies, typically the same day, and your Whatcom County agent will get clear updates without having to chase me.

What to expect when we work together

Step one is a short call. Tell me what you're trying to do in Bellingham — buy, refinance, invest, or just figure out a plan — and what's worrying you about it. There are no wrong questions.

Step two is paperwork. Usually that means recent pay stubs or business records, W-2s, 1099s or tax returns, bank statements and a photo ID. I'll give you a specific list based on your situation so you're not guessing.

Step three is a clear answer. I'll review your file, tell you which options look realistic, and explain the trade-offs in plain language. If something needs work first, like credit, documentation or savings, I'll say so and help you map out the next steps.

From there, I stay in touch through the whole process, so you always know what's happening and what comes next.

Bellingham mortgage questions

Do you work with Bellingham buyers from Kirkland?

Yes. Nearly everything happens by phone, email, video and secure document upload. Your local agent, inspector and title company handle the on-the-ground pieces, and I keep everyone updated.

Could a home near Lynden or Everson qualify for a USDA loan?

Possibly. USDA eligibility depends on the property's location on the current USDA map and on household income limits. Send me the address and we'll check.

Can I buy a rental near Western Washington University?

Yes, depending on your situation. Conventional investment loans and DSCR loans are both options to compare. Down payment and reserve requirements are typically higher for rentals.

Are condos in Bellingham harder to finance?

There are more moving parts because the building has to meet lender requirements. We'll want the HOA documents early so there are no surprises.
